Downsizing is rarely about the numbers alone. If you have been in your home for twenty or thirty years, the house is holding decades of decisions, memories, and stuff. Selling it well means moving thoughtfully. Rushing this stage almost always costs money and adds stress.
What downsizing with me looks like
The first conversation is not a listing conversation. It is figuring out what your next home looks like, what your timeline is, and what happens to the contents. I do not push you into a listing appointment until you are ready.
The team you will need beyond me. Estate-sale organizers, movers, downsizing specialists, sometimes an elder-law attorney. I have people I trust across all of these and will introduce you.
Prep for the sale. The house probably needs less than you think and more than you want. I tell you what is worth doing and what is not.
Pricing and marketing. Milwaukee’s market is strong for well-maintained homes in established neighborhoods, which is where most downsizers are selling from. I price your home based on what recent comparable sales say, not on a pep talk.
Timing your next move. Selling before you buy vs. buying before you sell vs. holding both briefly. Each has real tradeoffs and my auction-house background means I have helped families work through all three.
