Most of the people I work with buying a home in Milwaukee are looking for one specific thing they cannot get from a Zillow tour: someone who tells them the truth. That is where we start.

The first conversation is usually a phone call or a coffee. We talk about what you are looking for, what you can afford, and what timing looks like. I do not push you into a tour before that conversation, because touring homes without a plan is exhausting and expensive.

What the buying process actually looks like

Pre-approval. Before we look at anything seriously, you need a real pre-approval letter (not a pre-qualification). If you do not have a lender you trust, I have brokers I regularly work with who can turn one around fast. This is the difference between winning and losing the house you want, especially in Milwaukee’s market.

Touring. Once you are pre-approved, we build a shortlist and start seeing homes. I ask a lot of questions on tours (foundation age, roof age, service panel, water heater, sewer lateral) because the pretty listing photos do not show you what a place actually costs to own.

Writing an offer. When we find the one, we write an offer designed to win without overpaying. Escalation clauses, appraisal gap coverage, inspection contingency choices, closing timeline. Every one of those levers can make or break the offer.

Inspection through closing. Once your offer is accepted, I stay with you through inspection, appraisal, financing, and the final walk-through. If something comes up, I negotiate it. I do not disappear after the offer is signed.
