St. Francis is small. That is the first thing to know. It is one of the smallest suburbs in Milwaukee County, tucked between Bay View to the north and Cudahy to the south along the Lake Michigan shore. That size is part of the appeal. It is its own municipality with its own school district and its own city services, but there is not much of it to get lost in.
The neighborhood's most recognizable landmark is Saint Francis de Sales Seminary, up on the bluff. It is one of the oldest continuously operating Catholic seminaries in the country, and its campus still defines a huge share of the city's lakefront.
Housing skews older and denser than most of the suburbs to the south. Bungalows, duplexes, small pre-war homes on gridded blocks, and a real share of multi-unit buildings. The price point runs friendlier than Bay View just to the north, but it has climbed as Bay View has, and the two markets tend to move together.
The Lake Parkway is what makes St. Francis work for commuters. It is a fast route straight into the city, and it puts the airport a few minutes away.
St. Francis is the small first-ring south-shore city tucked between Bay View and Cudahy. It has a lakefront (Sheridan Park spills over from Cudahy, and St. Francis Seminary Woods on the north end is one of the county's prettier hidden lake bluffs), a modest commercial stretch along Kinnickinnic and Howard, and a mix of older single-family homes and newer condo builds. Most of my St. Francis buyers are downsizers, young professionals, or first-time buyers who want the south lakefront without Bay View's price tag.
The housing stock is a real mix. Older bungalows and cape cods on gridded blocks in the central and southern parts of the city, newer condo developments along Lake Drive and near the seminary campus, and a handful of larger period homes on the bluff. Prices sit meaningfully below Bay View for comparable square footage.
St. Francis is a lower-key neighborhood than Bay View. That is a feature for some buyers and a downside for others. Walk KK on a Saturday morning in Bay View, then drive south five minutes and walk KK in St. Francis. Different tempos entirely.

What St. Francis costs right now
Redfin puts the November 2025 median sale price at about $330,000, up 12.6 percent year over year. Zillow's broader home value index runs lower at about $270,700. The two figures reflect what they measure (Redfin, recorded sales; Zillow, a modeled valuation across all stock), so use whichever fits the question you're asking.

Not who "should" live here. Just what kind of daily life this place fits.
The honest tradeoffs
St. Francis has fewer walk-to destinations than Bay View. If your ideal is a Saturday morning at a bakery or a Sunday brunch two blocks from home, the density of options here will feel thin. What it offers instead is a quieter version of the same south-lakefront geography at a friendlier number.
Older central-city housing stock brings the usual list: aging basements, older electrical, older sewer laterals in pockets. On the newer condo side, HOA fees and building maintenance history are what to pay attention to. In either case, you are trading city energy for quieter blocks and lower prices. For a lot of buyers, that is exactly the right trade.
